From site investigation to build completion
During our initial consultation, we’ll meet with you to discuss your needs, requirements and most importantly… budget. We’ll also have a chat about ways to incorporate a wide market appeal approach to the design. Another factor we take into consideration is the block type – often investors can score a great deal on unusual or ‘undesirable’ block types. LanCon specialises in custom builds which work with the block type and surrounds, rather than building an off-the-plan property that does not take the block type into account.
Using the information gathered at our initial consultation, we’ll provide you with a custom proposal detailing the best way to design your investment property moving forward, including if a development approval (DA) is required. We will also discuss how we will ensure the design is kept to budget requirements and ways to cut unnecessary costs. We’ll use our design expertise to help you create an investment worthy of your portfolio.
At this stage, we’ll get your investment property design ready for council approval. Our designers will work with consultants such as structural and civil engineers, hydraulic consultants, town planners and interior designers to pull all the pieces of your project together. We’ll also provide transparent pricing indications to ensure you’re informed. You do not have to worry about a thing!
We’ll send you a comprehensive, all-inclusive contract for your consideration, including not just the build elements but retaining walls, landscaping, footpaths and even your letterbox – it is the complete package. Plus, we’ll also include some suggested cost-cutting measures as part of our documentation. Upon your approval, we’ll start planning for construction.
Now all the fun begins, with complete peace of mind! You’ll be allocated a Site Manager and an internal Construction Coordinator as your primary points of contact throughout the process. However, our founder and director, Blake, is only ever a phone call away. Our online portal will detail weekly updates and photographs of the construction, as well as contain digital sign-off for the important stuff like selection changes and variations.
Congratulations on the completion of your investment property – it is now ready to take to the market. During the final handover, our founder and director, Blake, will conduct quality assurance checks to ensure your new investment meets the LanCon standard. You can rest assured that what was promised will be delivered in full. We like to celebrate with a team inspection and some bubbly with our clients!
